Common questions
Answers to what builders and owner builders ask us most about frames, trusses, quotes and delivery. Can't find yours? Ask us or call 02 4324 7100.
Quotes and plans
What plans do you need for a quote?
Architectural plans and, if you have them, the structural engineer's drawings. PDF is best. You can attach up to 10 files on the quote form, or email bigger sets to reception@llframeandtruss.com.au.
How long does a quote take?
Usually 24 to 72 hours, depending on the size of the job.
Can you quote without engineering drawings?
Yes. We can price from your architectural plans. The final price depends on the engineering, because the structural engineer sets the beam and lintel sizes, the bracing and the tie-downs, so it's confirmed once their drawings are done.
Why don't you list a price per square metre?
Two homes the same size can price very differently depending on the roof, the spans, the engineering and the wind, bushfire and snow ratings. Send your plans for a real price, usually within 24 to 72 hours.
Do you send a 3D model with the quote?
No. Quotes are priced from your plans. Once you approve the job and we go ahead, we can provide a 3D model of your frames and trusses to check before they're made, and to use on site so your carpenters can see where everything goes.
Frames, trusses and timber
What stud sizes can you do?
90 × 35 and 90 × 45, in pine or LVL. We can also make frames with larger studs for custom jobs. See wall frames.
Can you do exposed or raked ceilings?
Yes. Scissor trusses give a raked ceiling under a pitched roof, and hardwood trusses suit jobs where the trusses are on show. See roof trusses.
Can a timber beam replace a steel beam?
Sometimes. A glulam (GL) beam can replace steel on some jobs, depending on the span and the load it carries. Send the plans and the engineer's drawings and we'll check it case by case. See timber and beams.
Which Pryda systems do you use?
We're a listed Pryda fabricator and every job is detailed in Pryda software. We use Pryda SpeedTruss, and Pryda FastFix Internal Wall Screws (IWS) instead of L brackets where trusses fix to internal walls. Both save time on site.
Can you design for snow, high wind or bushfire areas?
Yes. We design frames and trusses to the wind rating, snow load and BAL rating specified on your plans, so they suit the site, from the coast to the Snowy Mountains and bushfire-prone land.
Do you supply flooring as well?
Yes. We deliver yellow tongue, red tongue and blue tongue particleboard, ALPHAFLOOR and Hebel panels, and Scyon Secura for wet areas, so the floor frame and flooring can come in one order. See flooring.
Delivery and installation
Do you deliver outside the Central Coast and Sydney?
Yes. We deliver jobs all around New South Wales, with recent jobs as far as Jindabyne, Mudgee and Gulgong. Put the site suburb on the quote form and we'll include delivery in the price.
Do you install frames and trusses?
No, we supply only. Every delivery comes with instructions, and once you approve the job the 3D model shows where each frame and truss goes. If you need a carpenter to stand them, ask us and we can refer you to carpenters we know.
Can you keep up with a volume build program?
Yes. Our plant has the capacity to deliver more than 500 homes a year. Talk to us about your program and we'll plan production around it.
Who we supply
Do you only work with builders?
No. We supply volume builders and custom builders, and owner builders and renovators too, from new homes and second-storey additions to garages and pergolas. See our guide for owner builders.
Can you help an owner builder with the design?
Yes. Send your drawings early and we'll give you preliminary guidance on what's practical to frame and what to look out for. It doesn't replace your structural engineer's design.
Can builders open a trade account?
Yes. Builders and contractors with an ABN who order regularly can apply for a trade credit account. See trade accounts.
