The short version
Send the architectural plans as a PDF, the structural engineer's drawings if you have them, the site suburb, and the wind classification, BAL rating and any snow load. Attach them to the quote form or email them to reception@llframeandtruss.com.au. You'll usually have a price within 24 to 72 hours.
The architectural plans
- Floor plans with dimensions, wall positions and every door and window opening.
- Elevations showing window and door heights, floor levels and the roof.
- Sections through the house, with ceiling heights, floor-to-floor heights and any raked or stepped ceilings.
- A roof plan with the pitch, the shape (hips, valleys and gables), the eaves widths and the roof material.
- A window and door schedule, if your designer has one.
Details that change the design
- Roof material. Tiles or metal. Tiles are heavier, and the trusses are designed for the weight.
- Ceiling heights. 2.4 metre, 2.7 metre and taller walls use different frame heights and sometimes different studs.
- Set-downs. Mark slab set-downs for wet areas, garages and alfresco areas, because frame heights are set from them.
- Raked ceilings and exposed trusses. Show them in the sections, so we price scissor trusses, rafters or hardwood trusses where they're needed.
- Upper floors. Note the flooring you want (yellow tongue, ALPHAFLOOR or Hebel) and any wet areas upstairs, because they change the floor system.
- Stud size. If you want 90 × 45 or LVL, say so. If not, we work it out from the plans.
The engineering
The structural engineer's drawings set the beam and lintel sizes, the bracing, the tie-downs and any steel. We can quote without them, from the architectural plans, and the final price is confirmed once they're done. If the engineering is finished, send it with the first set so the quote follows the real design.
Site ratings
The wind classification, BAL rating and snow load all change the design. Find them on the plans, the engineer's drawings or the bushfire report. See how the ratings change your frames and trusses.
Format and file sizes
PDF is best, and DWG and DXF are fine too. The quote form takes up to 10 MB a file and 25 MB in total. For bigger sets, email them to reception@llframeandtruss.com.au with your name and site suburb. Send the drawings themselves rather than phone photos of paper plans, so every dimension is readable.
Gaps that slow a quote down
- No sections, so ceiling heights and the roof framing are a guess.
- Elevations and floor plans that don't agree.
- No roof pitch or roof material.
- Plans from an earlier version of the design.
- No site suburb, so delivery can't be included.
When something's missing we'll ask, but a complete set means a faster price and fewer changes later.
Still designing? Ask us early
Send your drawings before they're final. We'll give you preliminary guidance on what's practical to frame and what's likely to be hard or expensive, while it's still cheap to change. It doesn't replace your engineer's design. There's more in our owner builder guide.
